Inspection Disclaimers & Limitations

1. Nature of Self-Guided Visual Reports

Inspection reports generated via the Routine Check software platform are routine, non-invasive visual condition summaries. Photographs, video documentation, and accompanying notes are captured by residential tenants using mobile web browser interfaces.

These reports reflect surface-level observations and conditions visible to a layperson occupant at the precise date, time, and camera angle of photograph capture. They do not constitute an exhaustive property audit or an absolute guarantee of total property condition.

2. Exclusions & Scope Limitations

Routine Check condition reports are subject to the following express exclusions:

  • Not a Technical or Trade Inspection: A Routine Check report is strictly NOT a building, structural, pest, timber pest, electrical, plumbing, gas, asbestos, or engineering inspection.
  • Concealed & Inaccessible Areas: The report does not examine concealed, locked, hazardous, or physically inaccessible areas. This includes, without limitation, roof cavities, ceiling spaces, sub-floor crawlspaces, foundations, retaining walls, internal piping, flue ducts, areas obstructed by heavy furniture, rugs, or tenant belongings.
  • Compliance & Safety Standards: The report does not certify or warrant compliance with the National Construction Code (NCC), Building Code of Australia (BCA), local council regulations, swimming pool fence compliance, window safety lock legislation, or safety switch/RCD functionality.
  • Smoke Alarm Compliance: Routine Check reports do not replace statutory annual smoke alarm compliance testing or certification required under Australian state laws, unless independent licensed contractor verification is formally logged.

3. Verification & Tamper Indicators

The platform’s "Verified On-Site (< 200m)" status badge and associated geolocation metadata indicate that browser-reported GPS coordinates matched within 200 metres of the registered subject property boundary at the point of submission.

These indicators serve as assistive fraud-mitigation and quality-assurance mechanisms. Geolocation telemetry is subject to environmental interference, mobile carrier triangulation accuracy, and device operating system reporting. Geolocation validation does not substitute for professional agency property management oversight, nor does it replace comprehensive formal ingoing (entry) or outgoing (exit) condition reports required by residential tenancy tribunals.

4. Landlord & Owner Notice

Property owners and landlords acknowledge that tenant self-guided inspections are intended to facilitate frequent, frictionless interim maintenance detection, routine care monitoring, and clear photographic record-keeping between formal in-person agency visits.

Landlords and managing agents are encouraged to conduct comprehensive on-site inspections whenever significant maintenance concerns, structural deterioration, tenancy breaches, or end-of-lease bond adjudications arise.
